PURCHASING PROCESS
How do I reserve a villa?
All you need to do is fill in a reservation form and attach a deposit of €10,000. To reserve your villa or find out more, contact our sales team on +44 207 352 6766. When can I take possession of my villa?
Construction of Phase A commenced in September 2009, bespoke design elements will commence in October 2010, and the entire Phase A including Clubhouse is due to complete in July 2011. Individual villa completions depend on the bespoke elements requested by purchasers and the timing of sales contracts.
What are the terms of payment?
The terms are as follows: €10,000 reservation fee; 30% on signing of the preliminary sales contract (minus reservation fee); 20% on completion of villa foundations; 20% on completion of shell structure; 20% on second fix and finishes; 9.5% on practical completion and 0.5% upon registration of title deeds.

What is the tax regime on Cyprus?
The tax regime is low, there is no inheritance tax and there are exemptions for overseas interests and dividends. This makes it an ideal location for second homes and tax exiles.
What is the transport network like?
There are two international airports: The new terminal at Paphos airport was completed in Autumn 2008, while Larnaca has undergone recent expansion. There are also two major ports and several marinas under construction. New motorways link all major cities and access to the coast is speedy.
How about healthcare and schools?
The World Health Organisation ranks Cyprus as one of the healthiest countries in the Mediterranean. The quality of healthcare is high with new general hospitals in all provinces. Cyprus schools maintain high standards of education and attract hard-working pupils from around the world, many of whom go on to study at some of the world’s leading universities.
When will the marina be built?
The Coral Bay Marina will be completed in the near future. It will include a yacht club, up-market retail units and restaurants as well as capacity for 1000 yachts, of which 100 will be super-yachts.
Can I play golf in the area?
Western Cyprus is an excellent location for golfers. Three international standard golf courses are within 30 minutes from Cap St Georges (Aphrodite Hills, Secret Valley and Minthis Hills) and a fourth- Elea Golf Course designed by Nick Faldo- is due to open in late 2010. More are in the pipeline.
Where are my local convenience stores and restaurants?
Several supermarkets are available in Peyia town and nearby Coral Bay has several stores and an array of bars and restaurants. Local fish tavernas are within walking distance from Cap St Georges.
Is it a safe environment for children?
Yes, Cap St Georges enjoys a secure environment where children have access to the seafront, tennis court and a garden play area. Children can roam freely around the 11 hectares of land knowing they are in complete safety. Each villa has also its own swimming pool and garden which can accommodate children’s playground equipment.
Are there any hospitals nearby?
Yes, Cap St Georges is only a short drive from Paphos and a number of state of the art hospitals private and public, offering the full range of specialist treatments.
Is Cyprus part of the European Union?
The Republic of Cyprus became a member of the European Union on 1st May 2004 and adopted the Euro as its currency on 1 January 2008.
Is Cyprus a good place to live?
In the Economist Intelligence Unit's Quality-of-Life Index 2005, Cyprus ranked 23rd out of 111 countries surveyed.

What is the villa club?
Cap St Georges is built around a community concept; it’s an exclusive, safe and private enclave for like-minded people. Villa owners and their guests have exclusive access to the clubhouse and benefit from a full range of housekeeping, security and concierge services. Owners automatically become members of the Owners’ Association, giving them full voting rights over the running of the club.
What facilities will be available?
Outside your villa you’ll find landscaped gardens, bar, lounge and restaurant, spa and treatment rooms, tennis court, 19m heated outdoor swimming pool, conference/function room and maintenance, chauffeur and concierge services.
Who runs Cap St Georges?
The development will be run by Thanos Hotels, the leading hotel operator in Cyprus and owner of the Anassa, Almyra and Annabelle. The contract will be managed by the owners’ association.
What about infrastructure and management?
We’ve incorporated the very latest technology and services. There’s 24-hour security, with controlled gates and boundaries, high-speed internet access and an on-site water treatment plant ensuring uninterrupted supplies, while solar panels help reduce our carbon footprint.
What is the annual service charge?
The estimated charge for common services such as water, drainage, electrical supply, maintenance, security and clubhouse is between €10,000 and €20,000 per villa per annum depending on the plot and villa size.
Are there any club rules?
Yes, club rules are there to protect your investment and preserve your comfort and enjoyment of your property. All owners are expected to abide by the club rules and the owners’ association is able to amend these from time to time.

Will the villas have an intelligent home system?
Yes, it will enable owners to manage their properties from any web browser anywhere in the world. This cutting edge technology can be used to control everything from your villa’s ambient temperature and lighting to entertainment systems, CCTV and security, all at the touch of a button.
Tell me about the quality of the building materials
All materials will be of extremely high quality; examples include natural stone floors, recessed LED lighting, glass mosaic tiles for the swimming pools, hardwood screens and marine grade aluminium windows.
Will my villa use the latest green technology?
In short, yes. For example, your villa will minimise the requirement for mechanical cooling through external shading, well-insulated outer walls and the judicious use of natural airflows; we will process and recycle precious ‘grey’ water for use in the gardens; and your villa will heat water from solar energy without your ever having to see an ugly solar panel or water tank. Will I be able to let my villa?
Yes, you can instruct the management company to market your villa for rent. Specialist agents will be contracted to secure the highest returns and the best quality customers.
